Throughout the World property developers large and small will look to establish new developments by selling the first units “off plan”, sometimes selling properties months or years before they are finally ready for occupation. This can offer the clever property investor the chance to make big profits for comparatively small financial investments.
Developers like the security of knowing that their schemes will be sold as soon as possible. By agreeing to sell properties off plan before they have even started on site – or shortly after, they know that they will have the first units sold and know that their future cash flow is guaranteed. In return for the security of knowing the properties are sold at an early stage, the developer will usually offer a discount on the prices they will seek to charge ordinary purchasers when the units are complete and offered to the market. They will seek from the investor however, a comparatively small deposit will the balance being due when the units are actually finished. When the property is completed the investor has the choice of paying the balance and owning properties at a discount to that offered to the general market, or selling the property at a price reflected by that offered by the developer.
The investor in off plan property investments should benefit from a price discounted from that which will be offered to the general public when the properties are finished, and should further benefit from any growth in the market between the date they pay their deposit and the date the properties are finished. Typically the investor will be required to pay a deposit, depending on the nature of the investments of between 10% and 20% with the balance due on completion. They will benefit, however, from 100% of any difference in the price to which they commit and the price the properties will fetch in the market.
